The 1551 Eastlake project transformed the three-story office space that once accommodated the Bill & Melinda Gates Foundation into 72,570 square feet of certified biotech laboratory space and 47,630 square feet of office space. The conversion created several unique challenges, most significantly the low floor-to-ceiling heights. Creative solutions included locating supply air handlers in the garage, decentralizing the duct risers to allow for much smaller horizontal duct runs in the ceilings, and a collaborative MEP/BIM process. Tenants of the building include Bloodworks Northwest, Adaptive Biotechnologies, Gene Wiz, and Urban Spoon. PSF Mechanical has been providing continued tenant improvement work and updates to the building.
