400 Dexter is a new construction, 443,118 square foot, 12-story high-rise life science/office building in the South Lake Union neighborhood of Seattle. The building was designed with the specific tenant, Juno Therapeutics, whose new corporate headquarters and research laboratories now occupy floors four through 12. The building also includes retail, a fitness center, conference center, and “back-of-house” systems.
PSF was selected to perform as the mechanical engineer and mechanical contractor and worked closely with the rest of the project team to make sure that all client and tenant needs were met during the project. Due to PSF Mechanical’s extensive critical environments/biotechnology experience, there was a large focus to make sure that the client and tenant general building and office needs were all met while still providing all specialty equipment and design necessary for tenant laboratory areas. Early in the process, PSF procured all the equipment, pre-fabricated it offsite at its own fabrication shop, then crane-lifted and placed the equipment before the fourth floor pouring. The PSF project team worked closely with the structural engineer and general contractor to stage the equipment in such a way as to not disrupt other trades and, in doing so, saved time in the schedule.
