The multiple floor, 281,306 square foot laboratory tenant improvement is home to multiple laboratory tenants, including one biosafety level three laboratory, as well as first floor retail, office space, and parking. Tenants included Ikaria, the Infectious Disease Research Institute whose space included a GMP Processing Suite, UW Molecular Diagnostics, and UW Global Health, whose space was served by two BSL-3 labs required highly sensitive space pressurization. PSF Mechanical has performed multiple tenant improvements, improvements to communal locker spaces, and updates to the building including multiple rooftop unit replacements.
Tenant improvement work has included updating general HVAC and plumbing systems and the addition of new series fan boxes, as well as a complete laboratory conversion of existing office space, winning two Green Globes for the specific client space. Special features include extensive MEP coordination required to ensure the successful installation of all trades, critical environmental control for sensitive animal lab spaces, and full commissioning by an independent authority requiring extensive participation in the commissioning process.
