New, four-story, class A hi-tech laboratory/office building with two stories of underground parking and a unique glass enclosed atrium. The building is located in the Eastlake neighborhood of Seattle and is designed to encourage and enhance collaborative work, shown largely with the light-filled, floor to ceiling, glass atrium that connects the entire building into one environment. The building was designed specifically for biotech tenants in mind and particular attention was given in the infrastructure based on this need. Additionally, the building includes amenities such as a rooftop deck, waterfront access, locker rooms, and restaurant.

PSF Mechanical is responsible for full HVAC and plumbing in the new building, including a roof mounted unit, a complete new plumbing system, and a 500 ton VRF system.
