The projects at 219 Terry, a 41,261 square foot, four-story life sciences facility, consisted of new construction shell and core and entire building tenant improvements, as well as a complete remodel of the existing building. A fully integrated project delivery BIM approach was employed from design through engineering and construction. A safe laboratory environment was achieved by following stringent environmental design guidelines and clean-build protocol during construction. Major challenges included existing floor-to-floor height constraints and a highly-compressed schedule due to a delayed construction start and tenant occupation schedule. Unique project challenges included congested site, extremely compressed schedule, and limited ceiling space for all mechanical systems.
