The Infectious Disease Research Institute (IDRI) is a state-of-the-art non-profit research organization focusing on creating new medications, vaccines, and diagnostics. As the new main location for their corporate and research offices, the project consisted of a multi-floor, complex research laboratory tenant improvement in an existing, occupied, multi-tenanted building. Laboratory spaces include Biosafety Level 3 and Animal Biosafety Level 3 (BSL-3 and ABSL-3) suites, cGMP clean rooms, vivarium, cage washrooms, QC suites, general research laboratories, and lab and office support areas. The new facility was also designed with public and donor tours in mind, with educational “stops” throughout each development space.
A challenge of the project included construction occurring around occupied office and lab floors. PSF Mechanical led the MEP/BIM modeling of all building systems including architectural, structural, mechanical, and electrical. The extremely compressed design and construction schedule required an integrated design-build process so that long lead equipment and fabrication could be released very early in the design process.
