The Seattle Genetics campus features both owner-direct work and GC managed projects in three buildings over five years. Building 1 consisted of a 63,900 square foot, two-story multi-phased laboratory renovation in occupied and operational space, with reuse of existing equipment. Building 2 was various small laboratory tenant improvement projects. Building 3 included the complete retrofit of an existing 80,000 square foot office and light manufacturing facility into Class A executive offices, validated research laboratories, and meeting rooms.
PSF worked closely with the owner, architect, general contractor, and other consultants to efficiently design and install a complete new mechanical infrastructure for lab areas and integrate existing mechanical infrastructure for office areas, making extensive use of pre-fabricated modules of specialty lab gas piping to serve all lab space. Unique project attributes included construction of labs below occupied office floors, BIM/MEP modeling of all building systems, and extensive use of pre-fabricated assemblies.
